how we work

One team from drawings to final coat

Drawings, permitting, and construction sit under one contract. When plan check comes back with corrections, we fix them — you don't become the messenger between the office and the crew.

Estimates that itemize

Every proposal breaks out labor, materials, and allowances line by line. Where we've assumed a dollar figure for tile or fixtures, we say so, so you can compare our number to anyone else's honestly.

Change orders in writing, before the work

Nothing gets built outside the contract without a written change order showing cost and schedule impact. Surprises show up on paper first, not in the final invoice.

You can keep living there

Dust barriers, protected floors, daily cleanup, and utilities staged so you're not without a kitchen or a working bathroom longer than the schedule promised.

One lead who knows your job

You get the phone number of the person actually running your site. Not a dispatcher, not a rotating cast of subs who arrive without context.

We'll tell you to hire someone else

If your scope needs a specialist we're not, or the budget genuinely doesn't fit the work, you'll hear it in the first conversation — not three weeks into a design you paid for.

Kitchen Reconfiguration

Took out the wall between kitchen and dining, relocated gas and waste lines, and added a nine-foot island. White oak cabinetry, quartz counters, and a proper exterior-vented hood.

Stripped to studs after finding failed waterproofing behind the old shower pan. Rebuilt with a hot-mopped pan, curbless entry, natural stone vanity, and a dedicated exhaust run.

Ground-up detached unit with its own address, kitchen, and laundry. Included a new subpanel, sewer tie-in, and a permitted setback variance through Glendale plan check.

Backyard & Drainage Rebuild

Regraded a yard that had been draining toward the foundation. Added a French drain and dry well, flagstone patio on a proper base, low retaining walls, and drought-tolerant planting.

Pulled out a patchy lawn, compacted a proper base, and installed pet-friendly artificial turf with clean concrete edging. Low-water planting beds finished the yard.

Scraped and sealed failing paint, primed bare stucco and wood, and recoated body and trim for UV exposure. Clean lines at eaves, windows, and garage doors.

    Walkthrough

    We come to the property, measure, look at what's behind the finishes, and talk real numbers. If your scope and budget don't line up, you hear it at this meeting.

  2. 02

    Drawings & proposal

    Plans, material selections, and a line-item proposal with allowances spelled out. You're approving a specific scope, not a vague total.

  3. 03

    Plan check & permits

    We submit, answer corrections, and pull the permit. Timelines here belong to the city, so we tell you what's realistic for your jurisdiction rather than what you'd like to hear.

  4. 04

    Build

    Crews scheduled in sequence, inspections coordinated, and one lead on site who knows the drawings. You get progress updates without having to chase them.

  5. 05

    Punch list & closeout

    We walk the job together and fix what's on your list. You get final inspection sign-off, warranty terms, and documentation on what's behind the walls.
